There are neighborhoods in America that are walkable and have small shops including grocery stores, but they are very trendy and desirable to wealthy aging baby boomers. After creating the malls and mega retail centers in their working years, they now find that they don't want to live and shop in the environment that they created. So like most other things they touch, they bid the price up on their preferred lifestyle until nobody else can afford it.
