The problem that you will need to solve is this: residential real estate loses value fast if not maintained, and furthermore can vary a lot based on things like the presence of appliances, heating/cooling systems and other improvements. Investors that hold a small percentage and have no ability to enforce upkeep can find themselves losing money on this even in a rising real-estate market.
