Ask HN: What should a concept for a project/idea include?

If you are going to draft a concept for an idea what chapters/subjects/topics would you include in it? I'm currently working to present an idea to some possible investors interested and I read a lot about what a pitch should contain. But someone (with more experience in startups) suggested I should also be prepared with a concept or a general overview for my idea.
